Occupying an area of 3.6 acres the scheme provides a carefully considered balance between housing, leisure and shopping facilities – the development is devoid of vehicles taking full advantage of a new link bridge crossing to the Northside of the river promoting safe access for pedestrians and cyclists.
Whilst much of the commercial development was speculative, the residential development was prepurchased by Delph Property Group, responsible for funding construction of the private/outright sale apartments with the Guinness Partnership funding and managing the affordable / shared ownership units.
In essence, and whilst the mechanical and electrical principles of the project were relatively straightforward, the real design intricacies arose due to the unusually high number of Landlords and Tenants involved in the scheme – each with varying agendas, differing Employer’s Requirements and “standard” specifications. David Bedwell and Partners firmly believe that the quality of the brief is fundamental to the success of any project; open lines of communication and regular design meetings with all interested parties were key to managing such complexities. Subsequently, all team members were fully appraised of the latest priorities / Client requirements in a timely manner which enabled positive and well-informed responses to be incorporated into the design.
