Although the schemes vary in complexity and scale, with respective projects ranging from sixty to four hundred plus housing units, the fundamental principle of providing a combination of shared ownership and outright sale properties for the benefit of the local community remains a key element. The majority of the projects are funded in part by local Housing Associations and Government; the latter imposing specific requirements in terms renewable / sustainable design and energy efficiency. In this respect, the team have worked closely and with innovation to ensure that the most viable means of construction are integrated into the developments; of prime consideration is how cost effective solutions can be incorporated whilst ensuring that the buildings surpass the requirements of Building Regulations, Statutory Regulations, Codes for Sustainable Homes, etc.

Located in Bedford’s revitalised town centre, the redevelopment of a brownfield site is testament to the successful joint venture between Bedford Borough Council, Bouygues UK Ltd and Coplan Estates. The commercial element of the mixed-use development comprises Vue cinema, Premiere hotel, Bella Italia / Wagamama / Zizzi restaurants; the prestigious residential development comprising two, three- and four-bedroom apartments takes full advantage of the splendid views overlooking the Great River Ouse.

Occupying an area of 3.6 acres the scheme provides a carefully considered balance between housing, leisure and shopping facilities – the development is devoid of vehicles taking full advantage of a new link bridge crossing to the Northside of the river promoting safe access for pedestrians and cyclists. Whilst much of the commercial development was speculative, the residential development was prepurchased by Delph Property Group, responsible for funding construction of the private/outright sale apartments with the Guinness Partnership funding and managing the affordable / shared ownership units. In essence, and whilst the mechanical and electrical principles of the project were relatively straightforward, the real design intricacies arose due to the unusually high number of Landlords and Tenants involved in the scheme – each with varying agendas, differing Employer’s Requirements and “standard” specifications. David Bedwell and Partners firmly believe that the quality of the brief is fundamental to the success of any project; open lines of communication and regular design meetings with all interested parties were key to managing such complexities. Subsequently, all team members were fully appraised of the latest priorities / Client requirements in a timely manner which enabled positive and well-informed responses to be incorporated into the design.

The Ravenswood Neighbourhood Centre is the first of over 30 such planned schemes, branded by Ashwell Developments as their “Greenways” venture which aims to provide commercial, leisure and residential facilities on redeveloped brown field sites. Ashwell’s prime mission, and that subsequently embraced by the Design Team, is to deliver highquality, modern and sustainable developments that are not only commercially successful, but that also demonstrate social and environmental awareness.

The Ravenswood Centre, occupying an area of 70,000 sq. feet, is based on a former airport site in Ipswich. A prime example of the policy for sustainable development is the sensitive refurbishment of the Grade II listed airport terminal building to create luxury apartments. The new build residential element of the centre incorporates a well-apportioned mixture of shared ownership and “outright sale” flats / houses – these are located to radiate around the village’s cricket pitch and recreational grounds. Commercial elements of the centre incorporate offices, retail units, a nursery school and a healthcare clinic – all duly provided with ample car parking facilities. Leisure facilities include a community centre, a public house and playing areas – these are set amongst picturesque landscaped gardens.

St Bernard’s Hospital: Residential Redevelopment

An imaginative redevelopment of a Victorian asylum, latterly converted to dreary key-living accommodation for doctors and nurses in the late 1970’s, St Bernard’s Hospital has recently been transformed beyond all recognition to provide 270 residential properties in Ealing, West London.

Catalyst Housing Group purchased the site from West London Mental Health Trust with outline planning permission; the subsequent construction/redevelopment works were phased over a three year period. Comprising 130 properties for out-right sale, 118 shared-ownership and 22 social rent apartments, Catalyst have increased the percentage of local affordable housing by circa 25%. A centralised energy centre provides a LPHW district heating system serving each of the 5No. residential blocks; subsequent heat interface units installed in each property carefully control the source of secondary heat to suit the individual’s need whilst simultaneously monitoring and recording the amount of energy consumed per property. The combination of central energy centre: local heat interface units enables one to apply a substantial diversity factor to the overall system capacity. In essence, this means that the sizes of the installed boilers, pumps, pipework, etc are significantly reduced.

The Marque – Residential Development, Cambridge

The Marque is the tallest residential development in Cambridge; the building is nine storeys high and comprises 92 apartments. The 3000ft2 penthouse apartment, which covers three floor levels, is the highest residence in the city1 with 360o panoramic views from the roof top terrace. Owners of apartments within the Marque benefit from onsite concierge, private gym facilities and designated underground parking; complemented by local amenities which include hotels, restaurants, shops, a leisure complex and performing arts centre.

Love or loath the Architecture, the building was nominated by local residents as the “ugliest building of the year” in 2014. However, this unfortunate nomination does not detract from the engineering success of the project which was constructed on time and within budget despite the brown field site being located on the extremely busy junction of Hills Road: Chesterton Road. Denham Garden “Retirement” Village - Slough

The original Denham Garden Retirement Village, a model of innovation in its own time, has been the subject of major redevelopment facilitated by Anchor Trust. The scheme, developed over three primary phases, provides 325 new dwellings with a mixture of bungalows, cottages and flats designed to afford a spectrum of care requirements for relatively independent residents to those requiring 24 hour care.

The principal philosophy for Denham Garden Village is to bring essential care to people's homes rather than retiring then to more conventional care facilities. In this respect the village provides a comprehensive range of health and fitness facilities including G P surgery, gymnasium, solarium and swimming pool. Community facilities include a library, public-house, village hall, a comprehensive range of shops, private and communal gardens. The tranquil village environment is sustained by minimising vehicle access with preference given to establishing cycleways and pedestrian footpaths; subsequently the residents are encouraged to utilise the excellent transport links to London. The development embraces the ethics of renewable and sustainable design; utilising a practicable / viable combination of "passive" building forms and "active" energy conservation measures – a key requirement of the Employer's Requirements.

The main blocks are served from a central Plant Room comprising modular gas fired condensing boilers with LPHW CT heating mains providing the primary heating source to the respective apartments. Each apartment contains an SAV heat exchange unit which monitors and subsequently apportions the exact amount of heating medium required, either relative to the fabric heat losses or the provision of domestic hot water. The inbuilt differential pressure controls maintain optimum operating conditions within the primary heating mains; which when balanced to provide the exact amount of energy required (at any given time), enables one to apply diversity factor to the overall system capacity. In essence, this means that the overall sizes of boilers, pumps, pipework, etc are significantly reduced; with an equivalent saving in energy consumption In addition to the correct apportionment of heating medium to each apartment, the SAV heat exchange units are fitted with meters which accurately measure and record the amount of electricity, heat and water consumed, thus facilitating correct billing.
